The cost of a home inspection varies a little across the country. According to the American Society of Home Inspector's Business Operations Study 2005, the average cost of a complete home inspection is around $318. With the median home price around $218,000.00 (National Association of Realtors 11/28/2005) the cost of home inspection is approximately 0.15% of the cost of the home in average. This is a very small expense to know that the home you are about to purchase has acceptable condition.
A typical home inspection includes an assessment of:homeinspection1.jpg
  • Exterior features such as outside walls, soffits, decks, the roof, chimneys and drainage conditions
  • Interior items, such as the condition of windows, doors, plumbing fixtures and electrical outlets and switches
  • Heating and cooling systems
  • Attic and crawl space about whether they have adequate insulation and ventilation
  • May include termite test. Check with your inspector before you hire him/her

If you want a Radon test, extra fee need to be paid in your home inspection. Also you can buy a test kit from your local stores such as Home Depot, Lowes. The price of test kit is between $15 and $30. Mold test usually is performed by a different professional people. A professional mold inspection of a typical family home runs $200-$600, although larger homes (5,000-10,000 square feet or more) can be $600 -$900 and up.
Do not let cost be a driving factor in the selection of your home inspector. The sense of security and knowledge for your home gained from an inspection is well worth the cost, and the lowest-priced inspection is not necessarily a bargain. Use the inspector's qualifications, including experience, training, and compliance with your state's regulations, professional affiliations as a guide.
